The Four Winds Association Board of Directors have approved this guide for the safety, care, and cleanliness of the premises and to ensure the comfort and convenience of all residents, renters and guests. Residents, renters and guests of all ages must abide by these rules for the safety and enjoyment of everyone. Parents and guardians should familiarize all members of the household with these rules. Office Hours are 10 a.m. to 5:00 p.m.
Alcohol - St. Johns County Ordinance 81-32 states that there will be no alcoholic beverages allowed on St. Johns County beaches at any time.  The ordinance states that a violation is a misdemeanor with a fine of up to $500.00 or up to 60 days in the county jail.
Amenities - Amenities include a lighted tennis court, basketball hoop, horseshoes, and a putting green on the North side of the property next to A1A. A shuffleboard court is located between the B and D Buildings near the walkway to the beach. Equipment is available at the office.
   It is encouraged that ball playing, Frisbee throwing, etc. be confined to the beach areas.
Animals - It is Four Winds Condominium Association Policy that renters and guests may not bring their animals with them.
Balcony and Patio Use - Occupants are not permitted to hang bathing suits, beach blankets, towels or anything over the any patio, balcony or walkway railings. Be considerate to other owners by not shaking rugs, sweeping patios, walkways dust, rubbish or litter onto the garden areas.
Boat Parking - Four Winds provides a limited amount of angled parking spaces for boats of various sizes on the west side of the parking lot across from Building G. All Boats must be registered at the Four Winds Office. Boats must be parked so that the entire boat and trailer (including tongue) is within the parking space. Boat owners shall not charge batteries nor transfer fuel in the parking lot.
Car/Boat Washing - Facilities are provided on the West side of the property, next to the Electrical Building. A combination lock prevents unauthorized users from accessing the faucet and hose. The combination may be obtained from the Four Winds Office.
Children - Residents shall be responsible for the actions of their children and for any damage to the Common Areas caused by their children or the children of their guests or visitors.
Dunes - Protect the dunes and respect the dune’s wildlife and vegetation. (Florida Law) Owners, guests and renters are prohibited from disturbing, in any fashion, the flora and fauna east of the manicured lawn area associated with the dunes.
Fire Extinguishers - Extinguishers that meet condominium code, are required for all units. Please locate the extinguisher in your unit and familiarize yourself with its operation.
Grills -Charcoal and Propane Grills are not permitted under roof at any time (Florida Law). Only electric grills are permitted on the patios and balconies. Charcoal and/or propane grills may be used at least 10 feet from any structure.
Hazardous Materials - No gasoline, kerosene or other flammable fluids are to be stored or used, within the Condominium Complex.
Hurricane Preparedness - Hurricane Season is June 1 - November 30, in the event of an evacuation order, residents will need a pass to return to the island. NOTE: Renters may not be permitted to return.
Landscaping - Removal of any landscaping or planting from the Common Elements is strictly prohibited. Personal items shall not be attached to, or hung from trees or bushes.
Maintenance Requests - Arrangements must be made through the Owner 904-819-9782 for all maintenance requests. Any charges by Four Winds to the Owner will be deducted from the deposit unless it was an emergency.  Fee for Four Winds to open your door after hours will result in an $85 fee.  Make sure you have the key or utilize the lockbox before locking the door.
Mechanical Equipment - Individuals are requested to report directly to the Four Winds Manager the malfunctioning of any common area element, such as, sprinkler system, pool equipment, lights, etc. Owners/renters are not authorized to repair or direct maintenance personnel.
Noise -Respect the rights, comforts and convenience of others and minimize loud talking, playing musical instruments, radio, television, etc. between the hours of 11:00 p.m. and 9:00 a.m. in or outside the condominium units.
Parking Permits - Parking Permits are required to keep unauthorized vehicles from using the premises. Owners have permanent tags and renters and guests are provided temporary tags free of charge at the office.
Pool - The pool rules and hours are posted and must be followed at all times. The pool hours of 9:00 A.M. to 10:00 P.M. have been established and will be enforced. Be advised that there are no lifeguards on duty.
   Lounge chairs are provided in the pool areas. There is no charge for the use of these chairs, but in the interest of sanitation, the entire chair should be covered with towels. Pool furniture shall not be removed from the pool areas.
   Pool rules are posted by each of the pools.  Please take a few minutes to read them carefully. NOTE: an adult must accompany non-proficient swimmers and children less than 10 years of age.
   Babies wearing cloth or disposable diapers are not permitted in the pool. Babies are permitted in the pool only with approved Swimmers Diapers. Swimmer Diapers are available at the office for a nominal fee.
   For the safety of others, NO GLASS CONTAINERS OF ANY KIND are permitted in the pool area. No eating or drinking is permitted while in the pool. It is your responsibility to clean up after your family and guests.
   No ball playing, Frisbee throwing or horseplay is  permitted in or around the pool areas.
Skateboards, Skates, Bicycles, Tricycles, Motorbikes -Bicycles, motorbikes etc. shall not be ridden on the sidewalks, grass, boardwalks and walkways of the Four Winds Complex. These items must be walked to either the beach or the bike path along Route A1A. Skates and Skateboard are not allowed.
Trash - Trash dumpsters are located at the West side of the parking lots near Highway A1A. (All trash/garbage must be securely wrapped in plastic bags before being placed in the dumpster. This will help minimize odors and help reduce the fly and insect population.) Do not place refuse on top of or around the dumpsters.
Unauthorized Parking - Designated parking areas have been established for the parking of cars, trucks, boats, utility trailers and recreational vehicles. Any car, truck, boat, utility trailer or recreational vehicle not parked in the designated area is subject to being towed at the owner’s expense.
Walkways - Walkways, sidewalks and stairways are for the sole purpose of transiting to and from the condominium units. Please refrain from placing articles that obstruct the walkways or stairways. Loitering or playing on the stairways or walkways is not permitted. For the safety of all, running on the walkways and stairways is discouraged.
Water -Please help to conserve water. Do not leave water running at the outside shower and faucet areas or in the individual units. Report leaking showers and faucets to the office.
Beach Etiquette – Please keep all trash in the trashcans including cigarette butts.  Marine life eats the trash and cigarette butts resulting in their death.  Be careful taking plastic bags to the beach as they easily blow away.  Let’s keep Crescent Beach beautiful.  Please don’t litter.

Additional Rule regarding guests under 25-years of age added per Board of Directors Meeting Minutes dated 10/28/07.
"At least one adult must be in residence with minors (under 25-years of age) during the ENTIRE stay.  Failure to comply can result in forfeiture of Security Deposit and IMMEDIATE EVICTION."
